tai Pan holiday tips 1I’m Tammy with Tai Pan Trading, and this is Sharon. We’re 2 designers from our store on 90th south. And we just want to show you a couple ideas that we did on this banister. What I’ve done here, we’ve just taken a big ribbon and put it on a spray with some ornament balls here, and we’ve put it at the end. This is such an easy way to a banister. We just put on the garland and this is a fun country look. And I’m going to turn the time over to Sharon so she can show you a fun traditional look.

tai Pan holiday tips 2I’ve tied a ribbon here with 2 of our hottest colors this season, that’s the red and the lime green which you’ll see in a lot of the magazines and around this year is one of the hot colors. I’m just taking this ribbon that we’ve tied and I’m just winding it around the garland. I’m going to take it and kind of fluff it up. What we have in here are a couple of pine picks coming down off of the garland. Happens to have a pine cone right in the middle of it. And then we’ve just added 4 different beautiful Christmas ornaments to it, and they happen to be in that lime green and red color which is really hot this year. And doesn’t that look cute. Its just so easy to just fluff it up. Now this particular ribbon has wire in it so you can take it and put it wherever you want and it will stay where you want. And that just makes it really flexible and easy to do, but isn’t that cute? Much more traditional look. And then down here we have our more woodsy country look, which is very popular in the state of utah. We just gave you a couple of looks here what you can do. JMR - A HANDS ON BUILDER IN WEST HAVEN

Celebrating 200 Episodes!

Video AwardsThis week, October 7th, Hot Homes of Utah will be celebrating it’s 200th episode. It has been an exciting year, not only did we hit our 200th episode, we started into our 5th season on TV, launched a new website, and last but not least moved to Sunday 9am on KSL 5.

We credit much of our success to our video production company, Lone Peak Productions. Lone Peak, now in its 28th year in business, has been a strong foundation for our TV Show. They have won numerous awards, including a few coveted awards for Hot Home of Utah. Thanks Lone Peak Productions.

To celebrate our 200th episode we will be giving one lucky viewer a relaxing stay at the Johnson Mill. Details will be announced on Oct 7th 9am on KSL 5.

Daily Fiber For Your Home

This year, as I browsed around at the Salt lake City Parade of Homes, I was excited to see a few builders promoting Utopia in their homes where available. One of which, I believe was Wright Homes. Go Wright! I must admit, I am a sucker for home technology as I once worked for a home automation company, design | i, which installed home theaters and other fun stuff. So to see builders grasping technology and not shy away made me excited to see what future parades will feature.

For those who have not heard of Utopia, it is a group of cities who banded together to build a fiber optic network. What does this mean to us? Well, how about high speed internet with 15mbps up and down, digital phone service will unlimited long distance, and HD television, all through a fiber optic network. Last I checked you could get all 3 bundled for about $100/month. Now that’s cool.

Last year I moved to Murray and became discouraged that Comcast High Speed internet was not available in my area, and Qwest was not even an option open for discussion in our house. A co-worker suggested I look into Utopia, which was the first time I had ever heard of the network. I have now had it for over a year and love it. Last I checked there are 3 services providers for the service, Xmission, Nuvont, and Mstar. I have Internet from Xmission, and it is solid. I am thinking about maybe getting TV and phone this year. If you have these services, let us know and leave a comment if it is reliable and if you like it. For those who are building, check to see if Utopia is available in your area, and get your house wired! It will be worth it.

Despite the constant news about the glum state of the residential real estate market, a recent government report suggests homeowners and professionals should look at the bigger picture. It appears Utah homeowners will be fine after all.

Utah ranked no. 1 in the nation for greatest home appreciation between the second quarters of 2006 and 2007, appreciating at 15 percent, according to a report released Thursday by the Office of Federal Housing Enterprise Oversight (OFHEO).

The Provo-Orem area ranked second in the nation for Metropolitan Statistical Areas of greatest appreciation between the second quarters of 2006 and 2007, with homes reportedly appreciating at more than 18 percent. Salt Lake City ranked third at 16 percent.

This is the opposite of the residential real estate market story told nationally. The report’s House Price Index (HPI) shows the smallest quarterly increase in home appreciation since 1994, rising only 0.1 percent from the first quarter of 2007. The HPI is based on information gathered nationally from home sales and refinances.

Utah differs from the national trend for many reasons, experts say.

“Significant price declines appear localized in areas with weak economies or where price increases were particularly dramatic during the housing boom,” said OFHEO Director James B. Lockhart in the report.

By contrast, Utah’s economy is strong is also enjoying incredible growth in many areas, says Jaren L. Davis, vice president of business development of Coldwell Banker Residential.

“We see that growth cross-spectrum,” he says. “We know there’s extreme job growth…we see amazing companies that are choosing Utah not only as a place to set up shop, but as a place for their headquarters.”

Many areas in the nation experienced exceptional levels of home appreciation during the past few years, making the numbers unsustainable, Davis says. While Utah experienced its fair share of the boom during the past three years, the state’s numbers were not as record-breaking as those in other markets, such as Las Vegas. This created an opportunity within the state for affordable home ownership during a time of state economic growth, Davis says.

“Other areas have weaker economies and those are seeing declines,” Davis says. “They’re seeing housing stock that appreciated much too quickly.”

National news about the residential real estate market continues to be negative because of subprime lending practices. This information is making buyers and sellers wary of entering a market they worry might experience declines and is causing a slowdown that is not necessarily reflective of our state’s situation, Davis says. However, this attitude is actually serving as a check that keeps home price appreciation from increasing too fast, he says.

“If we didn’t have that news today, the appreciation would be so great, we’d be concerned about keeping our affordability,” Davis says.

Although Utah currently has a large amount of standing inventory, Davis says absorbing that inventory will help control the affordability of the state’s homes. The tight lending regulations will loosen up, Davis says. This will put more buyers back in the market, but these will be buyers who are purchasing primary residences instead of the influx of investors the market saw during the housing boom. And homeowners can breathe easier; no depreciation is expected.

“The dynamics are such that we shouldn’t see a market that will see our housing stock depreciate,” Davis says.

Although the report shows appreciation is high, many residential real estate professionals are seeing a slowdown in businesses. Davis says the state is in a window period that will actually benefit the market.

“With a decrease in sales, we will see a decrease in the number of title companies, agents and mortgage companies, but that is healthy because the professional will stay in business servicing their clients,” he says. “We have practitioners in the market who have never seen a slowdown market; they don’t know what to do. Professionals have seen this before.”

Other states that reported strong appreciation were Wyoming (13 percent), Washington (9 percent), Montana (9 percent) and New Mexico (9 percent). States that saw declines included Nevada (-1.5 percent), Michigan (-1.4 percent), California (-1.4 percent) and Massachusetts (-1 percent).

RDM CONSTRUCTION FLEUR DE LIS IS RIGHT ON THE MONEY!

If Fleur De Lis was the first home you toured in the 2007 Salt Lake Parade of Homes… then blame RDM Construction for setting the bar so high for everyone else! I found myself comparing all others, past and present, against the Fleur De Lis, which probably wasn’t fair. Then again all multi-million dollar mansions are not created equal!

Located in a gated Riverton community overlooking RiverBend Golf Course, the first thing you had to notice…was the lush, magnificent landscaping. Talk about setting the stage. The water features, the flower beds, the mature trees…you’d have thought this home had been here for years. Hats off to Sunline Landscaping!

Walk through the front door…and feel the warmth. The soaring, free standing stone fire-place accented with copper sets the tone. So do the exposed timbers that grace the vaulted ceilings. The huge windows bring in lots of light and brighten the casual dining area, next to a gourmet kitchen that’s got it all. A Parade goer with a sharp eye would have noticed the granite counter tops with a rough edge coated with a copper finish unlike anything this reporter’s ever seen before. It was beautiful and unique…and I’m guessing we’ll start to see this in more and more luxury homes.

The master suite? Romantic, to say the least, and the master bath elicited oohs and ahhs, especially the spacious shower with the custom crafted curved glass wall. Once again, if you have a sharp eye, you may have noticed the ceiling of this shower was built at an angle, so that water will run off instead of beading up and staying on the tile. This will help keep the shower area clean and dry. It may seem like a little thing, but to me, it’s a great idea and shows the thought the builders, Don and Rob Mathews, put into this home. It’s an example of a word that’s easily tossed around…QUALITY!

I saw quality throughout this six bedrom, six bath master-piece that included an Olde English Cottage style playhouse for the young ones. Downstairs, in the bottom level of this home, the play-rooms for the big kids are every bit as entertaining. I really enjoyed the entry to the home theater…a great presentation for the viewing experience to come. And while I don’t play golf, the simulator with multiple courses on the screen made me start thinking of taking up the game again.

Just when you start thinking you may never leave this home and go outside again, you wander onto the patio overlooking a pool and hot tub setting worthy of an exclusive, luxury hotel. In fact, it’s better than most of the so-called luxury hotels I’ve been to. The expansive lawn beyond the pool deck just makes everything more relaxing and serene.

The garage has room for at least 5 cars…but that’s not all that makes it special. Every woman I spoke to came away raving about that small door leading directly from the garage to the kitchen pantry so groceries can be easily unloaded after a trip to the super-market. And then, there’s the detached garage…where there’s plenty of room for your motor-coach, your ‘Vette, dune buggies, motorcycles and golf carts…in other words, all of the big boy (and girl) toys!

The price tag? $3.4 million with this particular lot. Relatively speaking, this is a great buy. I think there’s tremendous value in this home, which would be on the market for twice this much in many other locations. In my opinion, for what it’s worth, RDM is Right on Da Money with the Fleur De Lis. Can’t wait to see what Rob & Don Mathews do in next years Parade! Learn more about RDM
